Sell your home · Vila Nova de Famalicão and Minho
Sell your home in Famalicão, with a method and no surprises.
To sell a home well in Vila Nova de Famalicão you need three things: a price in line with real sales in the area, a presentation that makes the property stand out and a negotiation handled with strategy. That’s what I’ve done for 16 years — and it always starts with a free, no-obligation valuation.

What is my home worth?
The right price is not a guess.
The asking price is the decision that weighs most on the outcome of a sale. An overpriced home sits on the portals for weeks without viewings and ends up selling for less than it was worth. An underpriced home sells quickly — but leaves money on the table.
In the market valuation I compare your property with what has actually sold in the same parishes, not just with advertised prices. Then I explain, with figures, the realistic price range and the timeframe you can expect.
Exact location
Parish, street, access, schools and services. In Famalicão, two streets apart can change the value.
Condition and features
Floor area, layout, sun exposure, garage, outdoor space, year of construction and recent works.
Comparable sales
Real transactions of similar properties in the area over recent months.
Market timing
Current demand, interest rates and how many similar homes are for sale right now.
The process, step by step
From valuation to completion.
A clear process, with one point of contact and regular updates. You always know what stage the sale is at.

- 01
Caderneta predial (property tax record)
Obtained from the Tax Authority portal (Portal das Finanças); it identifies the property for tax purposes.
- 02
Certidão permanente (land registry certificate)
Confirms who owns the property and whether there are any charges, such as a mortgage.
- 03
Licença de utilização (habitation licence)
Issued by the Town Hall. Properties built before 1951 may be exempt.
- 04
Energy certificate
Required before advertising the home. The energy rating appears in the listing.

- 06
Condominium statement
For apartments, proves there are no debts to the condominium.
Costs for the seller
No small print.
Agency commission
Set out in the agreement and paid only when the sale goes through. If the home doesn’t sell, you pay no commission.
Energy certificate
A one-off cost, paid to the qualified assessor. We help you arrange it.
Mortgage release
If there is a loan on the home, the bank issues the release at the deed. The outstanding balance is paid from the sale proceeds.
Capital gains (IRS)
There may be tax on the gain from the sale. There are exemptions — for example, when reinvesting in a new permanent home.
Tax amounts depend on your situation. Get an estimate with the capital gains calculator and confirm with an accountant; we help gather the information.
Where we work
Famalicão is our home. So is the Minho.
RE/MAX VilaNova is based in Vila Nova de Famalicão. We know the market in every parish — from the centre and Calendário to Ribeirão, Lousado, Joane or Esmeriz — and the kind of buyer each area attracts.
We also sell properties in the neighbouring municipalities of the Minho and Greater Porto, with the same method and the same support.

Questions about selling
Straight answers.
Can I sell my home if I still have a mortgage?
Yes. The loan is paid off on the day of the deed with the sale proceeds, and the bank issues the mortgage release. We handle the coordination with the bank.
Can I sell and buy another home at the same time?
Yes, it’s very common. We plan the timing of both transactions so you’re not left without a home or with two loans at once.
Does the home need to be empty or tidy for viewings?
It doesn’t need to be empty. We give you simple suggestions — light, tidying, small repairs — that make a difference in photos and viewings.
I inherited a home with other heirs. How does it work?
You need the formal declaration of heirs (habilitação de herdeiros) and the agreement of all heirs to sell. We help you understand the steps and organise the paperwork.
How long between the offer and the deed?
Usually between 30 and 90 days, mainly depending on the buyer’s mortgage. The deadline is set in the promissory contract (CPCV).
Do I need to be present at viewings?
No. We carry out every viewing for you and give you feedback on each one.
